Preparing for a Home Inspection
A home inspection can be a stressful experience for the
buyer and the seller. It is one of the most important steps of the home buying
and selling process. But what can the home seller do to prepare for their home
inspection? The Burnsville area home inspectors at AmeriSpec Home
Inspection Service have a few suggestions.
Before the home inspection, take a slow walk around your
home and try to look at it through an objective lens. There are a few small
things you can do to help your home to help with the home inspection process.
For example, repair any rotted trim around your windows and doors. Or take the
time to repair any loose steps inside and outside of your home. Take a close
look at your gutters and downspouts, and make sure they are securely attached
to your home and still in good shape.
If you didn’t already do this before putting your home on
the market, make sure you take a look at your roof too. Get on a ladder and
take a look from there or if getting up on a ladder is not an option for one
reason or another, use a pair of binoculars and look for loose or missing
shingles or any issues with the trim, flashing, fascia, soffits and other
roofing materials.
You should then go inside and look at all of the appliances
that will remain with the home after the sale is complete. Are any of them in
need of some TLC? Even if the repair work is minor, like the inside of your refrigerator
needs a new bulb, take the time to get that fixed. Take a look at all of the
mechanical systems too. When was the last time you changed the filters in your
heating and cooling systems? When was the last time a plumber came out and
inspected your plumbing system?
Last but not least, clean out your closets and crawl spaces.
The home inspector will need access to those areas during the home inspection,
and moving items out of the way will make it easier for him or her to get to
those hard to reach areas of your home.
Remember that a home inspection is just another step of the
home buying and selling process. A home inspection can benefit you almost as
much as it does the home buyer.
