Furnace Evaluation
One of the most important things that plays a role in your overall comfort during the winter is the temperature. The furnace works hard to keep the house warm during the winter. While we're performing your inspection, we'll do a basic inspection to make sure the furnace is functioning properly. Here are a few items we'll pay particular attention to:
  • The furnace is able to turn on
  • The unit stays lit when it’s engaged
  • Filters are clean
  • Things are running smoothly
Fireplace & Chimney Assessment
If the home you're buying has a fireplace, you'll want to be able to enjoy it on cold winter nights. You'll need to have a more in-depth chimney inspection performed by a professional when you officially purchase the home, but we can provide you a basic analysis. Your assigned AmeriSpec representative will visually examine the chimney and fireplace for any obvious signs of damage.  If damage is present, you'll have time to get it repaired before you try to build a fire.

Home Exterior Examination
Aspects of the home's exterior that contribute to the overall temperature inside your home includes insulation and exterior building material. We'll provide you with some concise information on the state of the home's exterior. We can make recommendations for upgrades if they are necessary. If you're paying money to heat your home, you'll want that heat to say where it belongs, inside! Improving energy efficiency is never a bad thing, especially in older homes.
